N11: N11: Agreement to End the Tenancy

A voluntary agreement signed by both the landlord and the tenant to end the tenancy on a chosen date. Unlike a notice, it only takes effect if both sides agree and sign.

Who this form involves

Landlords and tenants together, when both genuinely agree the tenancy should end on a specific date.

This is a notice or agreement a tenant gives or signs — not an application to the LTB.

When it may apply

You and your landlord have both freely agreed on a move-out date.
You are negotiating an end to the tenancy and want the agreement in writing.

Cautions and limits

You are never required to sign an N11. If you feel pressured, do not sign — get legal advice first.
Signing can give up important rights, including the right to stay in your home. A legal professional should review it before you sign anything.
Special rules may apply in some situations (for example, agreements signed at the very start of a tenancy); confirm current rules with the LTB or a legal professional.

What this process can lead to

This is an agreement, not an application. If signed by both parties, it records the agreed end date of the tenancy.

How to prepare

Read every line before signing and make sure the date and terms match what you actually agreed to.
Get legal advice before signing, especially if the landlord suggested or prepared the form.
Keep a fully signed copy for your records.
If anything of value was promised in exchange (money, moving help), get it in writing.
